These Terms and Conditions apply to all bookings made with Berkley Apartments. By making a reservation or staying at the property, you agree to follow these terms.

1. Booking Process and Payment Requirements

  • All bookings must be secured with a valid payment method.
  • Full payment may be required before access to the apartment is granted.
  • Berkley Apartments accepts major debit and credit cards.
  • We reserve the right to pre-authorise your card before arrival.

2. Arrival Time and Check-in Process Requirements

  • Check-in is available from 3:00 PM to 11:55 PM.
  • Guests must inform the property of their expected arrival time in advance.
  • Reception is open daily from 10:00 AM to 12:00 AM (midnight).

3. Departure Time and Check-out Requirements

  • Check-out is from 12:00 AM to 10:00 AM.
  • Late check-out must be arranged in advance and will be charged at £10 per hour.

4. Cancellation Terms and Prepayment Conditions

  • Cancellation and prepayment policies vary depending on the accommodation type.
  • Please review your booking confirmation for full details before arrival.

5. Security Deposit and Property Damage Policy

  • A refundable damage deposit of £75 is required on arrival.
  • This will be collected via credit card.
  • Your deposit will be refunded within 7–14 days after check-out, subject to a property inspection. Please note that, depending on your bank’s processing times, it may take an additional 15–28 days for the funds to reflect in your account.
  • Charges may apply for any damage or missing items.

6.Guest Age Requirements and Booking Responsibility

  • The minimum age for check-in is 18 years.
  • The lead guest is responsible for all guests included in the booking.
  • All guests must carry a valid identification document.

7. Family Stays and Bedding Arrangement Options

  • Children of all ages are welcome.
  • Guests aged 18 and above are considered adults.

Cribs and Extra Beds:

  • Cribs available on request: £30 – £50 per stay
  • Extra beds available on request: £30 – £50 per person, per night
  • Charges are not included in the total price and must be paid separately
  • Availability depends on the selected room type

9. Smoking Policy and Indoor Restrictions

  • Smoking is strictly prohibited inside the apartments.
  • Additional cleaning charges may apply if this rule is not followed.
  • Smoking, including electronic cigarettes, is not permitted inside the property. A £125 cleaning charge will apply if this policy is breache

10. Noise Levels, Quiet Hours and Guest Behaviour

  • Parties and events are not allowed.
  • Quiet hours are between 10:00 PM and 9:00 AM.
  • We reserve the right to end a stay without refund in cases of misconduct.
  • Guests must respect other residents at all times.

11. Use of Apartments and Available Facilities

  • Apartments are self-catering and include essential facilities.
  • WiFi may be provided, but uninterrupted service is not guaranteed due to wheather or technical errors.

12. Responsibility for Personal Belongings and Property

  • We are not responsible for loss, theft or damage to personal belongings.
  • Guests are responsible for any damage caused during their stay.

13. Events Outside Our Control (Force Majeure)

We are not responsible for delays or failure to provide services due to events beyond our control.

14. Governing Law and Legal Jurisdiction

These Terms and Conditions are governed by the laws of England and Wales.
